How We Waterproof Your Basement

There are different approaches to basement waterproofing, and the right solution depends on your property, the source of water ingress, and how you want to use the space. The two main methods are:

Type A – Barrier Protection (Tanking)
A waterproof coating or membrane is applied directly to walls and floors to create a barrier against water. This traditional method works well in certain situations but can be vulnerable to water pressure and ground movement over time.

Type C – Cavity Drainage Systems
Rather than trying to hold water back, cavity drainage systems manage it. A membrane is fitted to walls and floors, creating a cavity that channels any water ingress into a drainage system and sump pump, which removes it safely. This is the most reliable solution for most Scottish basements.

Why we recommend Type C for most projects: Scottish properties face high groundwater levels and persistent rainfall. Type C systems work with water pressure rather than against it – they're more forgiving of minor structural movement and easier to maintain. For higher-risk situations, BS 8102 recommends combining Type A and Type C for maximum protection.
