Works recently completed within a first floor flat in Paisley where the client’s own contractor had told them the floor was structurally sound. The floor had been sheeted with plywood in preparation for a new bathroom suite.
When we were asked to further investigate, high moisture meter readings were recorded with soft, springy floors noted underfoot. Upon uplifting the plywood, we unfortunately encountered wet rot to the intermediate joists. This is exactly why a proper timber survey is so important before any remedial work gets covered up.
Fortunately for the client, the traditional deafening material had stored the majority of the moisture, meaning no disruption was required to the property below and we managed to save the ceiling and feature cornice, much to both owners’ delight. We introduced new joist timbers, insulation material and reformed the floor, leaving the client with a sound floor for their new suite to be fitted the following day. Another happy client!
